About seasonality. Many sellers ask if they should take their homes off the market once “the season” winds down. Many believe that the market comes to a halt starting in April or May.

Here are the facts on Marina unit sales during the past four years: June sales have been above average. Sales are softer in the July-October period, but still have been 66% of average. So, yes, sales slow down off-season, but they are still robust. In fact, we’ve seen buyers plan to visit in the summer so they can have their new home ready for the following winter season.

Building lots are beginning to sell again! I had not sold a lot in a LONG time, even though I have some prime lot listings. Within the past month, two of my listings have sold! As the inventory of “great deals” on resale homes is reduced, buyers are once again looking at the prospect of building a new home on their own lot. This also represents an opportunity for investors to purchase premium lots today in anticipation that demand will be much higher in a year or two.
