About the Burnt Store Corridor and surrounding areas

The Burnt Store Corridor is expected to be one of the highest growth areas in the state during the next ten years. Between our higher-priced neighbors to the north (Sarasota) and to the south (Naples), Charlotte and Lee counties remain relatively affordable. And the Burnt Store Corridor is the least developed shoreline area.

The 18 mile corridor along Burnt Store Road spans both Charlotte and Lee Counties. The north end is the intersection of Burnt Store Road and Tamiami Trail (US 41). The south end is marked by the intersection of Burnt Store Road and Pine Island Road. At the current time, shopping centers featuring Publix Supermarkets are located at each end of the corridor.

Port Charlotte

Port Charlotte was created and developed in the late 1950’s. The population of the unincorporated area of Charlotte County, including Port Charlotte, is approximately 139,817 residents.

An established, yet still growing area, Port Charlotte has the services and amenities necessary for the convenience and enjoyment of its residents and visitors. Port Charlotte has more than 165 miles of man-made water ways, many with access to Charlotte Harbor and the Gulf of Mexico. There are miles of natural shoreline bordering Charlotte Harbor and the Peace and Myakka Rivers.

Port Charlotte offers a wide variety of residence options. Many of the original modest homes from the 50s and 60s are available, some nicely renovated. These can be purchased for $100,000 to $150,000. At the other end of the spectrum, some communities along Charlotte Harbor and the Peace River have spectacular waterfront estates. And there's much in-between.

Punta Gorda

The City of Punta Gorda is a charming and historic waterfront town which traces it roots to a landing at Live Oak Point on the Peace River by Hernado DeSoto in 1539. The name itself means “Broad Point” in the language of the conquistadors, and a colorful festival each year celebrates Ponce De Leon’s Landing (1513) on Pine Island in Charlotte Harbor. Now More than 120 years old, Punta Gorda remains Charlotte County’s only incorporated city.

The downtown historic district features lovely Florida-style homes, some overlooking the Peace River. Several public parks are situated right along the river. This is also a business center, with gourmet restaurants, antique shops, an events center and more.

West of downtown is the "Punta Gorda Isles" section, an upscale residential area where nearly all homes back onto one of the many canals. PGI, as it's known, also includes many condo complexes, some with deeded docks. Houses in PGI range from about $150,000 to several million. Nearby Punta Gorda, north and east of the Burnt Store Corridor, many other communities are selected by some for their large lots, appropriate for horses, or their remoteness from population centers.

Burnt Store Isles

Burnt Store Isles

Burnt Store Isles is at the northern end of the Burnt Store Corridor, west of US 41. It is both a waterfront and a golf community, with 1000 homes backing on one of the many canals and another 400 homes backing on one of the 18 championship holes of Twin Isles Country Club.

Burnt Store Meadows

Burnt Store Meadows

The Meadows is about one mile south of the north end of the Burnt Store Corridor.  As such, it's only a couple of minutes away from shopping and other attractions.  The deed restricted community is nestled between Burnt Store Road and Tamiami Trail (US 41). The community is about 50% developed with a mix of older and newer homes, plus several condo projects, one currently under construction. This is a great neighborhood for growing families.

Pirate Harbor

Pirate Harbor
Ideal for the serious boating enthusiast with independent spirit, Pirate Harbor is a non-deed restricted community with access to Charlotte Harbor. Nearly all homesites back onto one of eight waterways. Homes start at about $500,000. The place has an "old Florida" ambiance.

Burnt Store Village

Burnt Store Village is a small community of single family homes across the road from the northern section of Burnt Store Lakes.

Like the Lakes, the Village has seen an explosion of new construction in recent years, as the area's popularity has been confirmed. City water and sewer is available for all building lots.

Burnt Store Lakes

Burnt Store Lakes

This attractive deed restricted community is immediately north of Burnt Store Marina and adjacent to its golf club. A newly built trail allows Lakes residents to travel to the Marina golf club on their golf carts.

The community was designed around nine lakes, so many homes have lake views. Although the Lakes was platted in the 1970s, home construction accelerated rapidly in recent years. Several condo projects are just being completed now. Nevertheless, only about 20% of the homesites have been improved. All building lots are served by city water and sewer.

Burnt Store Marina

This gated community is the crown jewel of the Burnt Store Corridor, located just on the Lee County side of the Charlotte/Lee line.

The Marina has it all!  One of SW Florida's largest deep water marinas, with 525 slips and several hundred dry-storage berths, the facility can accomodate yachts up to 100'. This is a favorite cruising destination, only a few miles from the Intercoastal Waterway and the pass to the Gulf of Mexico. Visitors and residents enjoy fine dining at Porto Bello's overlooking the Marina South basin.

The Marina also features three 9-hole golf courses, a golf clubhouse with resturaunt and bar for casual get-togethers, fitness center with tennis courts and much more. The Marina's style is laid-back with a resort atmosphere.

The 2000 residences in the marina are located in one of about 45 communities of like-style units. There is a home for nearly every taste and budget. Condos start in the $150s and single family homes start in the low $200s.  Many of the single family homes are part of "land condos" where residents own the homes, but the surrounding land is owned and maintained by a condo association. Cape Coral

Cape Coral, in western Lee County is the state's third largest city in area and the fifth fastest frowing city in the U.S. About 11,000 new residents move to Cape Coral each year. Population now is about 150,000, but the city is only one-third built out. The city includes more than 400 miles of waterways.

The southern part of the Burnt Store corridor is in the northwest part of Cape Coral. This section of the city is just beginning to be developed. Recently built homes with a pool are available for under $300,000. This is a great place for boaters. Canals west of Burnt Store road connect to the Gulf of Mexico.
 
 

Cape Haze

This peninsula forms the west side of Charlotte Harbor. This is the location of several interesting residential areas, inclufing Rotonda (laid out like a giant pie with eight slices)and South Gulf Cove (a fast-growing community with many canals and waterfront homesites available.

North Port

This area is North and West of Port Charlotte. Its development started later and is today only about 20% built out. Much of the area is wooded with tall trees adding a forest-like feel to the community.

Deep Creek

This is a popular deed restricted community north of the Peace River, east of Port Charlotte.

DeSoto County

Lots of room out here. Ranches, citrus groves, large country homes, and more.
